What kind of fit out is Heyburg?

The shell already stood.

Heyburg is a commercial hospitality fit out in Coburg, under Merri-bek council. The job was to turn an existing tenancy into a venue that could seat customers and run a kitchen under real load, not just look finished in photos.

That’s a different brief to a home renovation. Kitchen exhaust, grease traps and how staff and customers move through the room all shape the layout before a single finish gets picked. Get the services wrong early and no amount of joinery fixes it later.

Why does an opening date change how a fit out gets built?

A venue can’t wait on a permit.

A lease starts on a set date. Staff get rostered against it. A launch gets marketed around it. None of that pauses for a certifier’s diary. Once Heyburg’s date was locked in, the program worked backward from it: what needed sign off last, what had to go in before that, and what needed ordering early because the lead time alone would eat into the calendar.

Fire systems need testing, not just installing. Track those approvals from day one and they turn into a schedule. Leave them for later and they turn into the reason a launch slips.

Why does a practical handover matter for a venue?

Keys alone aren’t a handover.

On Heyburg, kitchen equipment got fired up under real load before the operator took over, not just switched on and left standing. Fire systems were tested and signed off, not left for someone to discover once the doors were open. The certificates, warranties and paperwork an operator needs for their own insurer and council arrived with the keys, not chased for weeks after.

A walkthrough before handover, room by room and service by service, catches what a rushed final check would miss. That’s what let the operator start trading against the date the fit out was always built around.
