French Avenue is a considered dual-occupancy development located on a quiet, tree-lined street in Northcote, an inner-north suburb known for its strong community character, design-conscious residents, and well-connected public infrastructure.
Designed and delivered by Gidaya Group, this project reflects the firm’s commitment to creating enduring homes that align with both environmental performance and neighbourhood sensitivity. The two homes reinterpret the traditional terrace house with a contemporary architectural approach that values proportion, orientation, and material integrity.
Each dwelling has been carefully planned to maximise solar access while ensuring privacy from the street and between lots. A key feature of the project is its smart siting and passive solar design — including the use of north-facing living zones, generous eaves, and thermal mass to regulate comfort year-round without reliance on mechanical heating or cooling.
Achieving a 7.5-star energy rating, the homes incorporate double-glazed windows, high-performance insulation, and durable low-maintenance materials selected for longevity and environmental benefit. These elements not only lower ongoing energy costs but also support Gidaya Group’s broader mission to build for long-term value.
Interior spaces are designed to be open, flexible, and grounded. The layout prioritises spatial flow between living, dining, and kitchen areas, all of which open to lush landscaped courtyards and gardens that extend the living footprint. At the rear of each site, a separate studio space — accessed by a custom-designed spiral stair — provides a flexible, private area that can support changing household needs, from remote work to guest accommodation.
Material selections are warm and minimal, chosen to balance durability with tactile appeal. Externally, the built form adopts a timeless silhouette and a calm, neutral palette that complements the streetscape without mimicry.
