Renovations and Extensions

If you are renovating, the best result usually comes from keeping what still works and changing what no longer does. The hard part is knowing the difference before the scope starts to move.
Start with the parts of the home that still work
Renovation makes sense when the existing home has value. That might be character, a strong location, a useful structure, established garden, street presence or a layout that can be improved without tearing everything apart.
The first job is to find the parts that deserve protection. Then the new work can be planned around them instead of fighting them.
Be honest about hidden scope
Old homes can carry surprises. Structure, services, floor levels, waterproofing, access and earlier work can all affect the final scope.
Gidaya Group renovation experience includes Project Dunbar in Sunshine, Project Neville in Carnegie, Project Victoria in Preston and Project Kenmore in Hoppers Crossing. The common thread is not one style of renovation. It is the need to understand the existing house before treating the work like a simple upgrade list.
Compare renovation with rebuilding when the house pushes back
Some homes are worth reshaping. Others keep adding compromise. If the renovation needs major structural work, full service upgrades and a layout reset, it may be worth comparing that path with a knockdown rebuild before you commit.
That comparison should happen early. It is much easier to change direction before drawings, selections and emotional commitment have built up around the wrong answer.
What to send before the first conversation
Photos, existing plans, sketches, the current problems, the rooms you want to change and any heritage or planning concerns will help Gidaya understand the project.
You do not need to have everything solved. The point of the first conversation is to work out what needs to be tested next.
